How can it already be August???

Summer is slipping away, but there is still time to enjoy the sun and the wind in your hair. I personally like to take walks. I love living in a city with lovely neighborhoods, parks and walks galore.

My husband likes to hike and also loves to bike. Portland is at the forefront of making our city more bikeable for fun and transportation.

Here are a couple of tips for getting back in the saddle again and where to go once you do that. Enjoy!!!!

If the earth moves, are you ready?

Well, let me just say if the big one hits, I am certainly not prepared! We have a cabin at the beach, and years ago, I haphazardly put together a few things in case there was a tsunami. I would get no gold stars, but it is better than nothing.

Considering the recent earthquake in California I started thinking I might also want an emergency plan for my home. Click here for a link to an official emergency plan. We are going to review the plan and start following the instructions to get our ducks in a row.

I can’t see any downside and – even if we don’t do every single thing on the list – it is better than doing nothing. I’m aiming for a strong C+ grade and a little peace of mind – best of luck in getting your own ducks in a row!

Bridging the gap…

Okay, let’s just say you own your home and you want to move: bigger house, smaller house, etc. Let’s also say you don’t have enough money set aside to buy your new place without selling your current home.

As you can imagine, it happens ALL the time. You can sell your house, move to a rental and then look for a new home. You can make an offer on a new home contingent on the sale of your current home. OR, in some cases, you can get a Bridge Loan.

A Bridge Loan can work when you have considerable equity in your home. It is essentially taking some of the equity out of your current home to be a down payment on the home you want to buy. In some cases, it is a great solution. If you have any interest in this, let me know, and I can give you the names of a few lenders that can explain your options so you can decide if this might be a good fit for your situation.

The deed is done…literally!

I mentioned that I was selling a duplex I own. It closed a couple weeks ago. I am a very happy girl.

There were a few reasons that I sold it. Partly, I wanted to simplify my life. Partly, the market was good – and so, if I ever intended to sell it – now seemed like a good time. The final reason, and the one that tipped the scale, was the new rules the City of Portland and the State of Oregon have put in place.

I have taken numerous classes to be sure I am abiding by all the rules and so I have a sense of how it will affect buyers and sellers going forward. It has become so complicated and onerous that I was concerned I would not be able to comply and would be leaving myself open to lawsuits/repercussions. I have always managed my own rentals, and I am not sure I feel comfortable doing that in the future.

Here is what I know for sure: if you own a rental, you need to educate yourself OR be sure you have it managed by a professional. If you are considering selling a rental, you need to talk to a realtor, and probably an attorney, well in advance so you know how you should proceed.

Now I understand…

I am in the middle of selling a duplex I have owned for over 25 years. Even though I am very familiar with the process, I am having another agent represent me. I really do believe having someone else negotiating for me is in my best interest. It has also been a great experience for me to be on the other side of the table for a change!!!

It’s just a good reminder that selling a home is an emotional experience that involves a whole lot of money and much of it is a pain in the rear!! So, I’m humbled, I can’t wait until it’s over, and I wish I didn’t have to do so many repairs! I am crossing my fingers that everything comes together and that I escape unscathed. Wish me luck!!!

Portland real estate activity

“The Portland metro area saw mostly gains this April, with new listings leading the way,” according to the Regional Multiple Listing Service’s Market Action report. There was a 5.5% increase in listings over April 2018 and a 20.1% increase over March 2019. “This was the strongest April for new listings in the area since 2010.”
